Rental Applications and Tenant Screening
Rental applications, tenant screening, and resident account management are handled through AppFolio, a third-party property management platform. When you apply to rent a property or access a resident portal, you leave the Site and submit information directly to AppFolio.
Information you provide to AppFolio — including employment history, income, rental history, identification, and payment details — is collected and processed under AppFolio's privacy practices, not this Policy. AppFolio also obtains consumer reports, credit reports, background checks, and eviction history through its screening partners.

MainGate receives and reviews application results from AppFolio in order to make leasing decisions, and handles that information consistent with this Policy and applicable law.

Cookies and Analytics
The Site uses cookies and similar technologies to function properly and to understand usage. We use Google Analytics to collect aggregate information about how visitors find and use the Site, including pages viewed, session duration, and referral sources. Google Analytics sets cookies and may collect your IP address and device information. Google's use of this data is governed by Google's privacy policy at policies.google.com/privacy.

We do not currently respond to Do Not Track signals.

Application and tenancy records held in AppFolio are retained according to our retention practices and applicable fair housing recordkeeping rules.

We use reasonable administrative, technical, and physical safeguards to protect your information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
Your Rights
Washington residents: Under applicable Washington State law, you may have rights regarding certain categories of personal data. Contact us using the information below.
Consumer report rights: If your rental application is denied based in whole or part on information in a consumer report, you have the right under the Fair Credit Reporting Act to obtain a free copy of the report from the reporting agency and to dispute its accuracy. You will receive an adverse action notice identifying the agency that furnished the report.
All users: You may request access to, correction of, or deletion of your personal information by contacting us. We will respond consistent with applicable law. Some information must be retained for legal or business purposes.
Marketing communications: You can opt out of marketing emails using the unsubscribe link in any message. We may still send transactional messages related to your tenancy or application.
Fair Housing
MainGate Management complies with the Fair Housing Act, the Washington Law Against Discrimination, and applicable local ordinances. We do not discriminate on the basis of race, color, national origin, religion, sex, familial status, disability, sexual orientation, gender identity, veteran status, source of income, or any other protected class.
Children's Privacy
The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13.
Third-Party Links
The Site links to third-party platforms, including AppFolio for applications, payments, and resident services, as well as rental listing sites. We are not responsible for their privacy practices. Review their policies before providing information.
